Deadline for New Jersey Property Tax Relief Programs Approaching

For the first time, New Jersey residents meeting certain eligibility requirements have the opportunity to apply for three property tax relief programs via one application, the PAS-1:

Senior Freeze – Property tax reimbursement for homeowners and renters, aged 65, or older, or receiving Social Security Disability benefits as of December 31, 2024 (eligibility also based on residency, income, and age as of 2023 and 2024).

ANCHOR – Affordable New Jersey Communities for Homeowners and Renters; tax rebate paid to New Jersey residents who own or rent property in New Jersey as their main home and meet certain requirements (residency, income, and age from 2024).

Stay NJ – property tax relief program for eligible New Jersey homeowners aged 65 and older, who have have owned and lived in their home for the full 12 months of 2024, and have an income below $500,000. The program reimburses applicants for 50% of their property tax bills, up to a maximum of $13,000, with a 2024 benefit cap of $6,500. Payments to eligible taxpayers are slated to be delivered quarterly beginning in 2026. Please note that Stay NJ benefits are calculated after ANCHOR and Senior Freeze benefits are determined.

Eligible applicants can file the PAS-1 online. The deadline to file is October 31, 2025.
